Agree the scope before the work begins.

  • A rate or fee, estimated effort and budget limit
  • Separate specialist and travel costs
  • Relevant commissions disclosed in advance

A proposal you can actually understand

Your proposal identifies the tasks, hourly rate or other agreed fee, estimated effort, expected expenses and budget limit. It also states what is outside scope. A short accompanied visit and a multi-stage purchase require different amounts of work; you only commission the support you choose.

Hours are recorded against the work

Hourly invoices describe the activity and time used. Travel time, waiting time, remote coordination and any minimum booking period must be addressed in the proposal before work starts. If the original estimate no longer fits, we explain why and ask before exceeding the agreed limit.

Third-party costs remain visible

Lawyers, notaries, translators, inspectors, transport providers and public authorities may charge separately. Quotes and receipts are shared where applicable. Any coordination fee we charge is identified rather than hidden inside an unexplained third-party price.

Commissions are disclosed

Before a relevant engagement or introduction, we disclose whether a seller, developer or service provider will compensate us and the amount or calculation method. Where an hourly fee and a commission both apply, the proposal explains the relationship and whether any credit is given. You should never have to guess whose payment supports a recommendation.

Extra work needs your approval

You decide whether to add another city, more viewings, a vehicle search or ongoing property support. The scope and cost are agreed first. Cancellation, postponement and provider-specific conditions are confirmed in the engagement terms, rather than assumed.

Understand the calculation

Use the worksheet below to add your quoted hourly rate and planned hours, then enter separate specialist costs. It is a calculator for your own figures, not a published tariff or a quote. A blank field means that cost is still unknown, not that the service is free.

A few useful answers

Questions, answered.

What is your hourly rate?

A rate is provided with your individually scoped proposal before work starts. No work starts on an undisclosed rate.

Are you always paid only by the buyer?

Compensation depends on the engagement. Any relevant seller, developer or referral commission is disclosed before you commit.

Is the calculator an estimate of local prices?

No. It calculates only the amounts you enter. Request actual quotes for every cost category.
