Plan for the months you are away.
- Define personal use and your travel pattern
- Agree access, repairs and reporting
- Separate any rental plans from your home search
Define how you expect to use the home
Write down the likely frequency and length of your visits, who will stay and whether those plans are flexible. Include workspace, guest rooms, storage and arrival arrangements in the brief. Treat a change in your travel pattern as a scenario to plan for.
Choose an operating arrangement before buying
- Who holds keys and is authorized to enter?
- Who visits the property, how often and what do they report?
- Who pays routine bills and keeps records?
- What is the repair spending limit and who approves anything above it?
- Who can respond to a problem when your regular contact is unavailable?
Compare a house and an apartment by responsibilities
For a house, identify garden, exterior and other maintenance tasks. For an apartment, examine the building’s actual management arrangements and responsibilities inside the unit. Neither property type automatically provides full care during an absence. Request written service scopes and costs for the particular property.
Separate personal use from rental plans
If you might let the property to others, arrange a separate review of the intended use, management requirements and financial assumptions with qualified advisers. Ask for the costs of vacancies, repairs, cleaning and management to be made explicit. Our search and coordination service does not promise rental income or capital growth.
Make the return visit easy
Plan access, cleaning, utilities and any checks needed before arrival. Keep accounts and documents under your control. Ongoing visits or maintenance coordination may be agreed separately; they are not automatically included in a property search or purchase assignment.
Questions, answered.
Do I need to move permanently to request a search?
No. Describe your intended use and travel pattern so the search can reflect a second-home brief.
Is ongoing management included?
No. Any property visits, maintenance coordination or rental management require their own agreed scope and availability.
Do you offer investment forecasts?
No. The service described here is property search and practical coordination. Investment, tax and legal questions need appropriately qualified advisers.
